Three-level penthouse in Moiliili

Located in Parkside Tower, the two-bedroom, three-bathroom condo is a rare find, with its own private 1,151-square-foot rooftop deck complete with an observation platform, a Jacuzzi and a full bath.

What I love about the 1,564-square-foot interior is that it has an open design in the living room with 17-foot ceilings allowing dramatic views of the city and mountains.

The owner upgraded the space by installing custom-made cabinetry and closet doors throughout, putting in new flooring, high-end appliances and fixtures, plus a custom stainless-steel handrail in the stairwell with matching rails along the walls in the mezzanine, which overlooks the living room. There’s also an intercom system–you know, so you can call down to the kitchen in case you forgot to bring a drink upstairs.

Realtor William Ahana of East Oahu Realty told me another neat feature about the penthouse. When friends come over, there’s a special button in the apartment that will send the elevator down to fetch them in the lobby and then go directly to the top. Normally, you need a key fob for access.

The master bedroom features a walk-in closet and is on the mezzanine level, along with the master bath and a den/home office, which could easily be turned into a third bedroom.

Downstairs just off the living room, you’ll find the second bedroom.

The maintenance fee is very low for a penthouse, it’s only $526 a month. You can also keep costs down since the central A/C is a private ducted system for the unit. Ahana told me the A/C bill for June was about $50.

The apartment is one of 19 in the building (out of 88) that’s still leasehold, but it’s fee available, meaning you can tack an extra $86,000 or so to the price, and get out of the lease. If you don’t opt for that, the current lease rent is $78 a month. It’s up for renegotiation in 2015.

Fuzz factor: Pets are allowed, with no written limits.

Two covered, side-by-side parking stalls come with the unit. There are eight spaces for guests.
