Ocean-View Waikiki Condo for $319,000

I spent yesterday morning strolling around Waikiki with Century 21 All Islands’ weekly Waikiki Walking Tour. My helpful tour guide, realtor Eti Fuchs (599-0044, etifuchs@gmail.com), took me to a handful of properties, a few of which I’ll be sharing with you over the next couple weeks.

One of the properties I thought was definitely worth sharing is a turnkey condo at the Waikiki Park Heights. The building is located on Kuhio Ave just a few blocks from the beach, and is also home to Hy’s Steakhouse, which is on the ground floor. The 23-floor building has a 27 percent owner-occupancy rate, which is on the low side. Building amenities include a swimming pool, security guard and community laundry facility.

The 536-sq.-ft., one-bedroom condo, which is on the 14th floor, has ocean views from the 60-sq.-ft. lanai (enough for a small table and chairs) and open-concept kitchen/living room. The unit was completely remodeled and shows well, with porcelain tile flooring and new carpet and a clean, modern kitchen with a granite countertop, new cabinets and stainless-steel appliances. The bathroom has also been updated, with a walk-in shower and Japanese soaking tub. The bedroom is a decent size and has mountain and Ala Wai Golf Course views.

The unit is being sold with the art, linens and kitchenware, as well as two flat-screen TVs, two leather sofas and the king bed. Monthly maintenance fees are $542 and include central AC, cable TV, electricity, hot water, sewer and water. Parking in the building is available to owner-occupants for $80 per month. As I understand it, they were expecting to have two offers submitted today, so get in to see it ASAP if you’re interested.
