New Affordable Housing in Waianae

Maili Beach Place is the latest affordable-housing development to go up in Waianae. This is the developer’s first foray into the Oahu market (they're based out of Provo, Utah), and rumor has it the company is also looking to acquire a parcel of land near Koolina and take over a project in Makaha, so stay tuned for updates on those as I get them.

The community, which breaks ground on the 15th, is located on Maipalaoa Rd. behind the canal. According to realtor Michele Taan, 12 of the community’s 63 townhomes have sold since they came on the market in November. The introductory price units, which were listed between $256,000 and $309,000, have already sold out. Available townhomes are currently priced between $275,000 and $347,000.

There are two floor plans that have between 1,200 and 1,400 square feet. The first is a three-bedroom and two-and-a-half-bath layout; the second offers four bedrooms and three full baths with the master suite on the first floor. “They’re designed to accommodate ohana living,” says Taan. The townhome exteriors call to mind Koolina’s Coconut Plantation or Kai Lani developments, while the interior designs, which feature open layouts and vaulted ceilings, stray from the typical plantation influences. “Some floor plans have ski-lodge influences, but tweaked to have an island flair,” says Taan.

All of the units come with the standard appliances—refrigerator, dishwasher, stove/oven—but washers and dryers are not included. However, the townhomes will have the necessary hook-ups should buyers wish to have them. Otherwise, a community laundry room will be available to residents.

Maili Beach Place’s amenities include an on-site park, swimming pool and clubhouse. Association fees of $150 per month will cover the maintenance of common areas, the pool and landscaping. It will be a pet-friendly community, says Taan, though she expects there will be weight and breed restrictions in place.

Parking, which is always at a premium here on Oahu, will include one covered and one uncovered space per unit. Four guest stalls will be assigned to each building cluster, while 39 additional stalls will be available for purchase or rent for those buyers who require additional space.

The estimated completion date is the end of summer or beginning of fall this year. The first units are expected to be completed in March and will be staged as model homes, so house hunters will have something to look at.

For those who qualify, 100 percent financing and no down payment is available. To sweeten the pot, the developer is also paying closing costs.
