Upgraded condo at Royal Iolani

What caught my eye about this two-bedroom, two-bath condo at the Royal Iolani was its very large lanai off of the living room. It’s so big, the current owners have decked it out with a three-person couch, coffee table and an additional armchair.

The owners even keep a second refrigerator — which they are leaving behind — tucked away on one side of the lanai, so you’ve got plenty of space to chill Costco-sized condiments or an extra case of coconut water. (No worries – electricity is included in the maintenance fee.)

From the 17th floor in the Ewa building, there are terrific views of Diamond Head, Ala Wai canal and the golf course — no need to use the remote control electric shades unless you want privacy.

When the owners bought the 1,147-square-foot unit in 2010, they renovated the kitchen, both bathrooms, much of the living/dining area and put in new wood flooring.

The kitchen boasts granite counters, maple cabinets, new appliances and a pass-through into the living/dining area. I like the window above the double sink, it’s nice to be able to look outside while cleaning up.

In the living/dining area are two built-in units. One is a glass-paneled china cabinet above the pass-through on the dining side. The other is a custom floor-to-ceiling entertainment center with plenty of storage, and room for a wide flat-screen TV.

The master bedroom has its own lanai, lots of closet space and mirrored closet doors for an open feel. The nicely appointed master bath features granite counters, a walk-in shower and a spa tub.

The washer and dryer are located in the guest bathroom. Along with the basics and electricity, central A/C is included in the maintenance fee.

Amenities include recreation/meeting rooms, a recreation area with BBQ grills, an exercise room, a sauna and swimming pool, and a tennis court.

Fuzz factor: Small pets are allowed.

The price includes only one covered parking stall. However, the owners rent an extra space for $150 a month, which can transfer to the new buyer if desired. There is ample guest parking available in between the two buildings. Click here for details.
