Remodeled condos at the Rosalei

If you think buying fee simple property isn’t affordable in Waikiki, think again. Sure, you may find something at a decent price, but without any recent upgrades, you may find yourself at Home Depot more often than at your new pad.

These one-bedroom units, both in the Rosalei Ltd building on Kaiolu Street, just hit the market three days ago and were remodeled within the past year. The owner (who owns both condos) installed new cabinetry and flooring, replaced the showers, mirrors and cabinets in the bathrooms, and applied a fresh coat of paint to each.

“The units are really in turn-key condition,” says realtor Toan Doran of Prudential Locations. “You can move right in and don’t have to do anything.” For $215,000 fee simple, that’s not something you find often in this area.

The seventh floor condo (#709) has attractive laminate flooring, while the ninth floor unit (#902) features tile in the kitchen and carpeting in the living room and bedroom. Both have lanais that are accessible from the living room and bedroom, with enough room for a small table where you can sit and read outside if you prefer.

The maintenance fee, which includes electricity, is reasonable at $479 a month. The building has a pool and lounge area. There’s a community laundry room and each property comes with a 4-foot-by-4-foot storage area in the basement.

A couple of caveats – if you’re an animal lover, you’ll have to get your fix from a friend’s fur baby. No pets are allowed. Also, there’s no parking stall with either unit. But you’re in Waikiki, you can walk to the beach, restaurants and shopping. Or if you need, the closest bus stop is half a block away.

You can check out either condo for yourself at tomorrow’s brokers’ open house from 9:30 a.m. to 11:30 a.m. (it’s open to the public) or this Sunday from 2 p.m. to 5 p.m. Click here for details.
