Live or work at this Kakaako condo

You can live and work all in one space in this large one-bedroom, two-bathroom condo in the Hawaiki Tower in Kakaako – it’s zoned for residential and commercial use. Judging by the 81 percent owner-occupancy rate, many think it’s a good place to call home. Click here for details.

The 1,095-square-foot, fourth floor unit was originally a two-bedroom, but the owner renovated it about three years ago knocking out the second bedroom to expand the living area. The master bathroom was also redone, along with custom shelving near the front door and travertine tile flooring throughout (minus the second bathroom).

The open kitchen boasts a Sub Zero fridge, Gaggenau appliances and granite countertops.

If you want some fresh air, there’s a small lanai just off the living area, but there’s central A/C for the dog days of summer.

The master bathroom has been upgraded with a long vanity, a glass vessel sink and a walk-in shower.

Amenities include a recreation deck where you’ll find an infinity swimming pool, a whirlpool, a tennis court, a children’s play area and barbecue grills. I really liked the fact there’s a sink next to each grill.

Another neat perk: Residents can grow their own small garden in a community area by the recreation deck. Fresh tomatoes, anyone?

If you long for a bird-eye’s view, the building’s open-air Winter Garden is perched on the 36th floor – a great place to take in the city or spend a quiet afternoon with a book.

Fuzz factor: You can have one cat or dog, no Great Danes though – there’s a 40 pound maximum.

The price includes one covered parking stall. For guests, there are 13 stalls.

The location is great – close to TheBus and just a short walk across the street to Ala Moana shopping center and beach park.

Good news, java lovers: Kissaten Coffee Bar is located on the Waimanu end of the property’s ground floor and is open 24 hours if you need to get your late-night fix – high octane or decaf, you choose.

Money talk: $799,000 fee simple
