Open house pick of the week: Moanalua

Homes for sale in Moanalua are rare compared to other spots in metro Honolulu: it’s a safe area to live, with older, established families throughout most of the valley. Once peoplemove there, they stay for generations.

A spot in the gated community of Moanalua Village is rarer still, as this seems to be a highly-coveted, hidden gem of an area at the top of the valley. There are only 132 units of two- and three-bedroom townhouses, each with their own garage, so the residences feel like single-family homes. Yet, since these are townhouses governed by an association, you don’t need to worry about yard work or maintenance, and can use the recreation center that features a pool, jacuzzi, BBQ pits and afitness room. The monthly fee even covers DSL internet and upgraded cable. Pets up to 80 pounds are allowed, although I’m not sure if anyone weighs them.

The community is 80-percent owner-occupants, with 20 percent (mostly military) renters. People like it for the convenience, since it’s just outside of town but convenient to the freeway in both directions and H-3.

The owners of this unit have lived here since it was built in 1995 and decided to downsize their empty nest. It’s three stories—actually, two stories atop a two-car garage—with three bedrooms and 2.5 bathrooms. (Click here for details.)

It’s as big as a single-family home at 1,810 square feet, with 109 square feet of lanai. It comes with newer appliances and an energy-efficient heat pump water heater, which has helped the owners get a substantial decrease in their monthly electricity bill.
